What’s Going On Here?

Talus Development, which has built the 25th Ave. Lofts and the recently-completed
Stout St. Townhomes (covered here in May),continues to make its mark
on the near-northeast neighborhoods. The builders have three new projects
underway locally: Urbans@Glenarm, Urbans@Curtis, and Urbans@Stout. The
undertakings demonstrate the development community's continuing faith
in the future of luxury projects, with almost all of the residences
covered here priced at over a half-million dollars each. Three long-abandoned
houses on Curtis and one small house on Stout were razed for the residences.
The Glenarm site was a vacant lot. All three are high-end townhome projects.
The Glenarm development is at 24th and Glenarm, the Curtis construction
is at 2312 Curtis, and Urbans@Stout will be built at 28th and Stout.
All of them are being "built green" to save energy and will
have three levels, rooftop decks attached two-car garages, and designer
finishes. The Stout townhomes will be the smallest of the collection,
averaging 2,300 square feet and composed of a three-bed, three-bath
configuration. Both the Curtis and Glenarm projects' residences will
range from 2,300 to 2,700 sf and will have three-bed, four-bath floor
plans. All of the locations will have the garage and a bedroom/study
and bath on the ground level, but the Curtis townhomes also have a 900
sf office/flex space there as well. The second floor of the projects
contain a dining room, living room, kitchen, bathroom and balcony in
an open floor plan. The master bed with five-piece bathroom and the
remaining bedrooms and another bath will occupy the third level. The
rooftop decks for all the townhomes will feature mountain and city views,
outdoor/indoor fireplaces and hook-ups for a hot tub, if desired. The
exteriors will differ slightly. The Glenarm and Stout projects will
feature side-facing, gated stoops, no front yards, and small back yards.
The Curtis residences will have front-facing stoops and small, gated
front yards as well as larger fenced back yards with spiral steps down
from a second-level deck. The facades on the projects are similar, with
slight variations in color. All will feature a mix of cedar siding,
masonry and stucco. Pre-construction prices for Urbans@Stout begin at
$485,000, Urbans@Glenarm at $545,000, and those for Urbans@Curtis occupy
the high ground, starting at $695,000. The residences on Glenarm are
the furthest along in construction and are in the framing stage. The
structure on Stout has just been begun and that on Curtis is still being
surveyed. The Glenarm and Stout projects are to be completed by March.
Curtis hasn't yet begun construction and should be finished next summer.
