25th Ave. Lofts-
The 25th Ave Lofts are located at the corner of 25th Ave. and Gilpin
Street in Denver and were
completed in the summer of 2004. The project consisted of a complete
renovation to a four unit storefront
building which was originally built in 1913. The building had held several
influential and memorable
business establishments including a creamery, insurance company, dry
cleaner and even a church.
The building suffered from major deferred maintenance issues and 75%
of the building was uninhabitable
when the property was purchased. The properties front façade
actually fell to the ground during removal
of the roof. This created a peculiar challenge for the renovation which
had already gone through city
permit and approval processes. In the end the building was rescued and
four townhome units with roof decks
and contemporary loft like finishes were constructed . Two of the four
units set a new price per sq ft
comparable for the area.
